Zoning Diagram round up: schematics of Sutton, Starrett, Lendlease projects

PincusCo is taking a look at zoning diagrams for some of the most significant projects filed over the last several months. The three plans are from projects filed by Jeff Sutton’s Wharton Properties, Starrett Development, and Lendlease. These schematic drawings are not fleshed out architectural designs, and are not meant to represent the final design of the building. PincusCo is publishing these to give readers a sense of the massing and scale of the buildings.

On April 29, Wharton Properties filed a permit application for construction of a 363-key, 176,375-square-foot commercial hotel building at 25 West 34th Street in Garment District, Manhattan. Andrew Lester, senior vice president of construction at Wharton Properties, filed the plans.

The plans call for the construction of a 270-foot tall, 26-story hotel building, and were filed with the New York City Department of Buildings under number M00509700. The building will occupy one tax lot even as the zoning rights may come from two adjacent tax lots, 15 and 18, the filing indicated.

On July 28, Starrett Development filed a permit application for construction of a 1,021-unit, 848,729-square-foot building at 259 Clinton Street in the Two Bridges area of the Lower East Side of Manhattan. Joshua Siegel filed the plans.

On June 22, Lendlease filed a permit application for construction of a 477-unit, 437,596-square-foot mixed-use building at 1 Java Street in Greenpoint, Brooklyn. Isaac Henderson, development director at Lendlease, filed the plans.
