Timber Equities files plans for 60-unit mixed-use building in Inwood

Michel Perle of Timber Equities, on September 8, filed a permit application for construction of a 60-unit, 43,203-square-foot mixed-use building at 5055 Broadway in Inwood, Manhattan. The job description indicates it is a New York City Housing Preservation and Development project.

These are the fourth new building plans filed in Inwood so far this year. The plans call for the second most residential units in the neighborhood so far this year.

The plans call for the construction of a 114-foot-tall, 11-story building and were filed with the New York City Department of Buildings under job number M00578593. The development site spans one tax lot.

The project is described in the filing as: construct new 11-story mixed-use building as per plans filed. Please assign this application to development hub as this is an HPD job.

Per the plans, the ground floor of the building will have retail space, a residential lobby, an exercise room, recreation space, and one dwelling unit. Floors two through six will each have seven dwelling units per floor, the seventh floor will have six dwelling units, floors eight through 10 will each have five dwelling units per floor, and the 11th floor will have three dwelling units and a terrace. The roof will have an additional terrace and a recreation area. The cellar will have storage space.

The architect listed is Fischer Makooi Architects Pllc.

The estimated job cost is $12,000,000.

The property was acquired for $3.4 million on October 29, 2020.
