ZHL Group files plans for 49-unit mixed-use building in Midwood

Yevgeniy Lvovskiy’s ZHL Group, on July 2, filed a permit application for construction of a 49-unit, 34,798-square-foot mixed-use building at 618 Avenue H in Midwood, Brooklyn.

The plans call for the construction of a 75-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number B00550357. The development site spans one tax lot.

The project is described in the filing as: new eight-story and cellar mixed-use building.

Per the plans, the ground floor of the building will have a health care facility, residential lobby, and parking for 18 cars. Floors two through four will each have eight dwelling units per floor, the fifth floor will have nine dwelling units, the sixth floor will have eight dwelling units, the seventh floor will have six dwelling units, while the eighth floor will have two dwelling units and recreation spaces. The roof will have additional recreation space.

The architect listed is RSLN Architecture PLLC.

The estimated job cost is $11,908,000.

The property was acquired for $1.1 million on July 10, 2020.

Earlier this year the developer received a TCO for the construction of a 49-unit, 33,346-square-foot residential building at 1673 Ocean Avenue in Midwood.

Other recent activity in the neighborhood includes FBE Limited seeking zoning map and text changes to construct a 156,295-square-foot mixed-use development with 215 dwelling units at 1214 and 1238 East 14th Street and a $20 million condominium plan for seven residential units at 1406 Ocean Parkway.
