Arjan Gjushi files plans for 44-unit mixed-use building in Fordham

Arjan Gjushi, on July 7, filed a permit application for construction of a 44-unit, 35,087-square-foot mixed-use building at 2043 Webster Avenue in Fordham, the Bronx.

The plans call for the construction of a 71-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number X00525964. The site spans one tax lot.

The project is described in the filing as: proposed new mixed-use building.

According to the plans, the ground floor of the building will have commercial space and a residential lobby. Floors two through five will each have seven dwelling units per floor, while floors six and seven will each have four dwelling units.

The architect listed is Badaly Architects.

The estimated job cost is $12 million.

The property was acquired for $2.6 million on April 15, 2021.

The developer has been responsible for several other developments in the borough, such as plans for a 59-unit, 43,411-square-foot residential building at 1591 Jesup Avenue in Highbridge and a 46-unit residential building at 637 East 176th Street in Tremont.

Other recent plans in the neighborhood include Arben Mitaj’s plans for a 60-unit, 37,726-square-foot residential building at 2183 Morris Avenue and a 63-unit, 40,479-square-foot residential building at 2180 Walton Avenue.
