Yossel Lichtman files plans for 131-unit resi building, most units planned in Flatbush in 12 months

Yossel Lichtman through the company Rogers Builders and Development, on January 13, filed a permit application for construction of a 131-unit, 88,979-square-foot residential building at 435 Coney Island Avenue in Flatbush, Brooklyn.

Per an analysis of new building filings with the city’s Department of Buildings, the plans call for the construction of the most residential dwelling units in the neighborhood in the previous 12 months. During that period there were a total of eight new building plans filed.

The plans call for the construction of an 86-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number B00648659. The development site spans two tax lots.

The project is described in the filing as: affordable housing project. New eight-story multifamily quality housing residential building with accessory parking.

Per the plans, floors one through three of the building will have 22 dwelling units per floor. The fourth floor will have 17 dwelling units and recreation space. The fifth floor will have 17 dwelling units and two terraces. The sixth floor will have 14 dwelling units and recreation spaces. The seventh floor will have seven dwelling units and recreation spaces.

The architect listed is NA Design Studio.

The property was acquired for $16 million on December 16, 2019.
