Yosef Beer permitted for 29-unit mixed-use building in Bed-Stuy

Yosef Beer through the company JB Lexington LLC, on December 29, was given a permit for construction of a 29-unit, 21,143-square-foot mixed-use building at 853 Lexington Avenue in Bedford-Stuyvesant, Brooklyn.

The plans, pre-filed on September 25, 2019, call for the construction of a 75-foot tall, seven-story mixed-use building with 29 residential units.

The project is described in the filings as: proposed new seven-story mixed-use project as per plans.

The building’s cellar will have a gym and laundry room, per the plans. The ground floor will have a residential lobby and retail space. Floors two through seven will each have five dwelling units per floor, most of the floors have balconies or terraces. The building will also have off-street parking space for 15 cars.

S. Wieder Architect is listed as the architect.

Demolition of the two-story building that previously occupied the property was completed in September of 2020.

The property was acquired for $3.9 million on August 1, 2019.

The developer signed a loan agreement with lender Broadview Funding LLC valued at $7.9 million for the property the same month it was purchased.

An estimated completion date has not been announced.
