Yoel Werzberger permitted for 48-unit mixed-use building in Gowanus

Yoel Werzberger, on December 30, was given a permit for construction of a 48-unit, 37,121-square-foot residential building at 584 4th Avenue in Gowanus, Brooklyn.

The permit issued was a new building permit.

The plans were the largest new building plans filed in Gowanus in 2020. A large rezoning plan which passed in the fall of 2021 led to a flood of new development plans last year. In total, plans were filed for 4,479 new units in the neighborhood last year.

The plans, pre-filed on November 12, 2020, call for the construction of a 106-foot tall, nine-story, 37,121-square-foot residential building with 48 residential units.

The project is described in the filings as: proposed new nine-stories with cellar mixed-use (commercial/residential) building.

Per the plans, the ground floor of the building will have a residential lobby and commercial retail space. Floors two through six will each have six dwelling units per floor, and floors eight and nine will each have five dwelling units per floor. The roof and cellar will both have recreation space.
