Yelena Maksumov files plans for 108K sf mixed-use building in Sheepshead Bay

Yelena Maksumov, on December 22, filed a permit application for construction of a 24-unit, 108,489-square-foot mixed-use building at 815 Kings Highway in Sheepshead Bay, Brooklyn.

There have been six new building plans filed in Sheepshead Bay this year, including these plans. The plans combined to call for the construction of 78 dwelling units.

The plans call for the construction of a 221-foot-tall, 19-story building and were filed with the New York City Department of Buildings under job number B00645335. The development site spans two tax lots.

Per the plans, the ground floor of the building will have commercial and residential lobbies, retail space, and 94 parking spots. Floors two through four will all have office space. Floors five through seven will all be used for community facility space. Floors eight through 19 will each have two dwelling units per floor. The eighth floor will have a terrace and the roof will have recreation space.

The property was acquired for $12.2 million on June 22, 2021.
