Xiong Li seeks rezoning for 56-unit mixed-use building in SI

Xiong Li through the company 32 Bay, LLC, filed rezoning plans to facilitate the development of a 42,541-square-foot mixed-use building with 56 residential dwelling units and retail space at 40 Bay Street in Staten Island.

The applicant seeks a 15’ wide curb cut on a commercial street to facilitate the development. Per zoning resolution 128-56, curb cuts are not permitted on commercial streets unless the Chairperson of the City Planning Commission certifies them to the Commissioner of Buildings. The curb cut would create essential access to required off-street parking spaces associated with the proposed building.

The building would occupy a 12,502-square-foot rectangular development site, Block 5 Lot 92, with 125 feet of frontage along Bay Street.

The 85-foot tall, eight-story building would have 6,545-square-feet of commercial retail space and 39,657-square-feet of residential space which will span floors two through eight.
