Arden Group files plans for 222-unit mixed-use building in Washington Heights, most units in the nabe in 20 years

Arden Group, on November 29, filed a permit application for construction of a 222-unit, 258,443-square-foot mixed-use building at 4650 Broadway in Washington Heights, Manhattan. Joseph Caruso, the managing director and COO of Arden Group, filed the new building plans.

The plans call for the construction of the most residential dwelling units in Washington Heights in at least the last 20 years, according to an analysis of new building filings with the NYC DOB by PincusCo Media.

These are only the second new building plans filed in the neighborhood in 2021. The other plans, filed by Artifact on November 11, called for the construction of a 120-unit, 118,559-square-foot mixed-use building at 636 West 158th Street.

The developer’s website showed the following renderings for the project.

The plans call for the construction of a 260-foot-tall, 20-story building and were filed with the New York City Department of Buildings under job number M00628716. The development site spans one tax lot.

Per the plans, the ground floor of the building will have multiple retail spaces, parking for 111 cars, a residential lobby, medical office lobby, and school lobby. The fist floor mezzanine will have a terrace. The second floor will have office space, classroom space, a residential terrace, and medical office space. The third floor will have classroom and office space. the fourth floor will have a terrace, lounges, fitness room, and 12 dwelling units. Floors five through 19 will all have 14 dwelling units per floor.

The architect listed is Handel Architects LLP.

The property was acquired for $54 million on November 12, 2019.
