Woodland Development files plans for a 39K sf mixed-use building in Bayside

Woodland Development, on July 16, filed a permit application for construction of a 34-unit, 39,997-square-foot mixed-use building at 45-06 215th Place in Bayside.

The plans call for the construction of a 49-foot tall, 5-story, mixed-use building.

The project is described in the filings as: new five-story, 34-dwelling-unit residential with commercial on first floor. Ben Mahfar, an executive with Woodland Development, represented ownership in the filing.

The ground floor of the building will be split between a residential lobby and 16,246 square feet of retail space, according to the plans. The second floor will have seven dwelling units, floors three and four will each have 10 dwelling units, and the fifth floor will also have seven dwelling units. The sub-cellar will have eight accessory attend parking spaces for commercial use and 17 accessory attend parking spaces for residential use, as well as an indoor recreation area. The cellar will add an additional 28 accessory stacked attended parking spaces for commercial use.

The 34 residences will most likely be rentals based on the average size of 698 square feet.

No demolition permits have been filed, and they will likely not need to be as the lot is currently vacant.
