William Lattarulo files plans for 123-unit mixed-use building in East New York
William Lattarulo, on November 15, filed a permit application for construction of a 123-unit, 73,096-square-foot mixed-use building at 355 Shepherd Avenue in East New York, Brooklyn.
The developer has owned the property since 1986, according to city records. The estimated job cost is $22,600,000.
There have been 33 new building plans filed in the neighborhood in the previous 12 months. The plans call for the construction of nearly 1,000 new dwelling units in East New York.
The largest plans, pre-filed by L+M Development Partners on July 16, called for the construction of a 437-unit, 386,362-square-foot mixed-use building at 888 Fountain Avenue.
The Lattarulo plan calls for the construction of a 73-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number B00594970. The development site spans several tax lots.
The project is described in the filing as: An affordable housing project. A seven-story new building with 123 dwelling units in total. A mixed-use of 105 UG2, 10 UG3, and eight AIRS units.
Per the plans, the ground floor of the building will have nine dwelling units, offices, conference rooms, a computer lab, meeting rooms, and a lobby. The second floor will have 19 dwelling units, floors three through six will each have 21 dwelling units per floor, while the seventh floor will have nine dwelling units. The cellar will have an exercise room, office, conference room, and laundry room. The building will also have recreation space outside.
