West Village townhouse sells for $12M
The entity Wvt Holdings LLC paid $12 million to 34p St LLC for the townhouse (C0) at 34 Perry Street in West Village, Manhattan.
The deal closed on October 1, 2021 and was recorded on October 25, 2021.
The property has 3,760 square feet of built space and 855 square feet of additional air rights for a total buildable of 4,617 square feet according to PincusCo analysis of city data. The sale price per built square foot is $3,191 and the price per buildable square foot is $2,599 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on April 19, 2017, for $11.3 million.
The signatory for 34p St LLC was Christian Harker. The signatory for Wvt Holdings LLC was Mark J. Eberle.
Within a 400-foot radius of 34 Perry Street, PincusCo identified six commercial real estate items of interests occurred over the past 24 months.
Of those six items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on August 27, 2020 for the $582,950 renovation of the R-3 building with two residential units at 32 Perry Street.
Of those six items, four were sales above $5 million totaling $55.4 million. The most recent of the four was Kathleen Atkins and Paul Atkins which bought the 2,880-square-foot, one-unit townhouse (A4) on 66 Charles Street for $12.6 million from Clevenger Properties, LLC on August 17, 2021.
One of those six items was a loan which Marin Management borrowed $5 million from Charles Street Associates #1 LLC secured by the 14,450-square-foot, 19-unit rental (C7) on 24 Charles Street on May 29, 2020.
