Werber Real Estate files plans for 77-unit mixed-use building in Jackson Heights

Werber Real Estate, on October 8, filed a permit application for construction of a 77-unit, 160,575-square-foot mixed-use building at 37-63 72nd Street in Jackson Heights, Queens. Benjamin Werber filed the plans.

The developer purchased the building for $24 million from Delwar Hussain’s Delco Properties in early June of last year. Werber borrowed $12 million from Signature Bank to acquire the property.

There have been five new building plans filed in the neighborhood this year. These plans call for the construction of the second most dwelling units of the plans.

The plans call for the construction of a 154-foot-tall, 14-story building and were filed with the New York City Department of Buildings under job number Q00587561.

The project is described in the filing as: construct new twelve-story mixed-use building. Please assign this application to development hub, consultation took place on 05/10/21.

According to the plans, the ground floor of the building will have residential and commercial lobbies as well as several retail spaces. Floors two and three will also have retail space. The fourth floor will have office space and an exercise room. The fifth floor will have additional office space. Floors six through 12 will each have 11 dwelling units per floor, the sixth floor will also have private terraces. The 13th floor will have a lounge, dining space, game room, and a terrace. The cellar and sub-cellar will have parking for a combined 156 cars.

The architect listed is Marvel.

Demolition plans were filed last month for the 21,486-square-foot retail building at the site.
