Rajive Maret files plans for 44-unit resi building in Riverdale
Rajive Maret, on October 11, filed a permit application for construction of a 44-unit, 26,800-square-foot residential building at 2769 Creston Avenue in Riverdale, the Bronx.
The plans are one of 14 new building plans filed in Riverdale this year, a neighborhood that was among the most active for new development in the first half of the year, according to an analysis from PincusCo.
Other recent developments in the neighborhood include plans at a site owned by the founder of Oxford Property, Adam Mahfouda, for the construction of a 62-unit, 38,412-square-foot building at 2895 Valentine Avenue and plans from Boris Babakhanov for the construction of a 44-unit, 28,245-square-foot mixed-use building at 2739 Creston Avenue.
The Maret plans call for the construction of a 74-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number X00599806. The development site spans two tax lots.

The project is described in the filing as: new 44-unit eight-story apartment building.
Per the plans, the ground floor of the building will have a lobby and two dwelling units. Floors two through seven will each have six dwelling units per floor, while the eighth floor will have four dwelling units and the lower halves of two duplex units. The upper halves of the duplex unit will be located on the eighth floor penthouse.
The architect listed is Badaly Engineering PLLC.
The estimated job cost is $6 million.
The property was acquired for $975,000 on June 13, 2019.
