Victor Efremenkov files for rezoning to build 28-unit mixed-use building in Williamsburg
Victor Efremenkov is moving forward with plans to construct a 26,874-square-foot mixed-use building with 28 dwelling units at 131 Berry Street in Williamsburg, Brooklyn.
He filed an application seeks a zoning map amendment to rezone nine lots (Block 2327 Lots 5, 11-17, and 19) on North 7th Street between Berry Street and Bedford Avenue from R6B and R6B/C2-4 to R6A/C2-4 and a zoning text amendment to designate a Mandatory Inclusionary Housing Area in order to facilitate the development.
Seven units in the proposed six-story development would be permanently affordable, per the plans.
Of the nine lots that will be impacted by the rezoning, four are owned by the applicant and five are owned by other entities.
The building would have commercial space on the ground floor and 14 parking spaces outside of the building.
The applicant anticipates there to be an eight-month environmental review period, an approximately eight-month ULURP process, a design phase and financing phase that lasts about 10 months, and a 12-month construction phase followed by occupancy.
