Vanderbilt Atlantic Holdings files plans for 93-unit building, second plans at Prospect Heights site this month

Vanderbilt Atlantic Holdings, on January 24, filed a permit application for construction of a 93-unit, 98,701-square-foot mixed-use building at 851 Pacific Street in Prospect Heights, Brooklyn. Tom Li, who runs the company along with Sam Rottenberg, filed the plans.

These are the second plans filed at the site this month by the developer. The first plans, filed on January 11, call for the construction of a 267-unit, 237,197-square-foot mixed-use building at 840 Atlantic Avenue.

Vanderbilt Atlantic Holdings is a relatively unknown developer. According to several reports, Simon Dushinsky, a principal at Rabsky Group, is involved in the project as a passive investor as well.

The project has been in the works for years. Plans were discussed for the site in a July 23, 2019, Community Board 8 land use committee meeting. The developer filed rezoning plans seeking a zoning map amendment for M1-1 and R6B to C6-3X and a zoning text amendment to designate a Mandatory Inclusionary Housing (MIH) area and allow flexibility in the location of the street wall in order to facilitate an 18-story mixed-use development with 316 dwelling units.

These are only the third new building plans filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 115-foot-tall, 11-story building and were filed with the New York City Department of Buildings under job number B00658180. The development site spans multiple tax lots.

The project is described in the filing as: Proposed 11-story mixed-use development as per plans. A total of two towers to be proposed on subject zoning lot. Filing for 421a-foundation approval.

Per the plans, the ground floor will have a residential lobby and commercial space. The second floor will have 60 parking spaces. Floors three through five will each have 18 dwelling units per floor. The sixth floor will have 14 dwelling units. Floors seven through 11 will each have five dwelling units per floor. The fifth floor and roof will each have recreation space.
