Carmel Partners files plans for 94 units at Lenox Hill site acquired for $73.5M this month

Carmel Partners, on January 24, filed a permit application for construction of a 94-unit, 195,299-square-foot mixed-use building at 1487 First Avenue in Lenox Hill, Manhattan. Matthew Feldman, senior VP of development with the firm, filed the plans.

The property was acquired, along with two other buildings, for $73.5 million earlier this month.

The plans are one of only two new building plans filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 209-foot-tall, 24-story building and were filed with the New York City Department of Buildings under job number M00648391. The development site spans multiple tax lots.

The project is described in the filing as: filing for a new building mixed-use residential.

Per the plans, the ground floor of the building will have a lobby and retail space. Floors two through 15 will each have five dwelling units per floor, and floors 16 through 21 will each have four dwelling units per floor. The cellar will have a gym and the roof will have amenity space.

The architect listed is Goldstein, Hill And West Architects, which now uses the name Hill West Architects.
