Vanderbilt Atlantic Holdings files plans for 267-unit mixed-use building in Prospect Heights

Vanderbilt Atlantic Holdings, on January 11, filed a permit application for construction of a 267-unit, 237,197-square-foot mixed-use building at 840 Atlantic Avenue in Prospect Heights, Brooklyn. Tom Li, who runs the company along with Sam Rottenberg, filed the plans.

Vanderbilt Atlantic Holdings is a relatively unknown developer. According to several reports, Simon Dushinsky, a principal at Rabsky Group, is involved in the project as a passive investor as well.

The project has been in the works for years. Plans were discussed for the site in a July 23, 2019, Community Board 8 land use committee meeting. The developer filed rezoning plans seeking a zoning map amendment for M1-1 and R6B to C6-3X and a zoning text amendment to designate a Mandatory Inclusionary Housing (MIH) area and allow flexibility in the location of the street wall in order to facilitate an 18-story mixed-use development with 316 dwelling units.

Around the time of the rezoning plans, renderings of the proposed development were released.

In the summer of last year, Eric Adams, who was the Brooklyn Borough President at the time, ultimately rejected the proposal, citing issues with the affordable housing element of the plans. Then, just two months later, City Council member Laurie Cumbo made a deal with the development team to rezone the site for a scaled back version of the development, this one with 270 units.

These are only the second new building plans filed in the neighborhood in the previous 12 months.

According to the plans, a total of two towers will be proposed on the subject zoning lot.

The plans call for the construction of a 175-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number B00657569. The development site spans several tax lots.

Per the plans, the ground floor of the building will have a residential lobby and commercial space. The second floor will have commercial space and recreation space. Floors three through 10 will each have 20 dwelling units per floor, floors 11 and 12 will each have 19 dwelling units per floor, floors 13 and 14 will each have 15 dwelling units per floor, and floors 15 through 17 will each have 13 dwelling units per floor. The third floor and the roof will also have recreation space.
