TOT Developers files plans for 123-unit mixed-use building in Cypress Hills

TOT Developers, on December 29, filed a permit application for construction of a 123-unit, 83,976-square-foot mixed-use building at 50 Sackman Street in Cypress Hills, Brooklyn. Dov Strohli and Jacob Landau were listed as the filing representatives.

The plans were one of 10 new building plans filed in the neighborhood in 2021.

The plans call for the construction of a 115-foot-tall, 11-story building and were filed with the New York City Department of Buildings under job number B00635730. The development site spans one tax lot.

The project is described in the filing as: proposed 11-story and cellar mixed-use building with a total of 123 dwelling units of which 31 are inclusionary housing units.

Per the plans, the ground floor of the building will have commercial and residential lobbies. The second floor will have parking for 46 cars. The third floor will have 13 dwelling units, an exercise room, business center, and lounge. Floors four and five will have 16 dwelling units per floor, floors six through nine will each have 14 dwelling units per floor, the 10th floor will have 12 dwelling units, and the 11th floor will have 10 dwelling units and recreation space.

The architect listed is JFA Architects and Engineers DPC.

The developer is also behind a 13-story mixed-use building in Brownsville, Brooklyn.
