Chess Builders files plans for two-tower, 218-unit mixed-use building in Vinegar Hill

Cheskel Schwimmer through Chess Builders LLC, on December 30, filed a permit application for construction of a 218-unit, 147,196-square-foot mixed-use building at 218 Front Street in Vinegar Hill, Brooklyn. The development will have two towers.

Urban Realty Partners owns the site, after purchasing it this past fall for $48.5 million. Chess Builders is the project developer and also has ownership interest through an entity in Macentico II LLC, the ownership entity of the property.

The filing was the only new building plan filed in Vinegar Hill in 2021.

The plans call for the construction of a 74-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number B00651570. The development site spans one tax lot.

The project is described in the filing as: Proposed seven-story mixed-use project as per plans.

Per the plans, the cellar of the building will have 89 parking spaces, a gym, pool, and accessory spaces. The ground floor of tower A will have commercial space, six dwelling units, and recreation space. Floors two through six will each have 18 dwelling units per floor, while the seventh floor will have 20 units and terraces. The ground floor of tower B will have 17 parking spaces. Floors two through seven will each have 17 dwelling units per floor.
