Top 10 Queens Pre Filings from March by Square Feet

1) Tavros Capital, on March 9, filed a permit application for construction of a 285-unit, 288,630-square-foot residential building at 45-03 23rd Street in Long Island City. According to the building plans, the Court Square assemblage will also have retail space located on the first floor. Tavros Capital acquired the property, along with a couple neighboring parcels, back in 2016 for over $30 million.

2) John A W. Werwaiss’ Werwaiss & Co, on March 2, filed a permit application for construction of a 157-unit, 117,547-square-foot residential building at 27-10 44th Drive in Long Island City. The earliest deed on record shows that the building has been owned by the family since at least 1974.

3) NYC Department of Housing Preservation and Development, on March 11, filed a permit application for construction of a 138-unit, 115,181-square-foot residential building at 35-01 Beach Channel Drive. The building plans state that there will be retail space located on the ground floor of the proposed building. Additionally, the building will be equipped with an exercise room and outdoor recreation terrace for residents. Bernheimer Architecture has been chosen as the architect for the new building.

4) Vicki Zhi, on March 12, filed to build a nine-story, 76,752, mixed-use building at 136-20 Maple Avenue in Flushing. The building will be divided between commercial space and community facility space, according to the plans. Most of the floors will be made up of ambulatory diagnostic treatment and care facilities. Fran Huang of HPL Engineering P.C. is listed as the architect.

5) Shun Qian Liu, on March 12, filed plans to construct a six-story, 37,871-square-foot, 49-unit, mixed-use building at 95-01 37th Avenue in Jackson Heights. Roughly 87,000-square-feet of the building will be set aside for commercial use. The architect for the new building is Angelo Ng & Anthony Ng Architects Studio.

6) Ben Kaftari, on March 9, filed plans to build a new seven-story, 32,447-square-foot, 28-unit, mixed-use building at 172-02 Hillside Avenue in Jamaica. The building plans show that the proposed building will be split between residential and retail space. The ground floor and second floor will be used for retail while floors three to seven will house residents. Angelo Ng & Anthony Ng Architects Studio is the listed architect.

7) Stylianos Aniftos, on March 9, filed plans for a four-story, 26,731-square-foot, office and warehouse building at 25-39 Borden Avenue in Long Island City. According to the plans, the building will be split between offices and a manufacturing warehouse, in addition to a 53-space parking lot. The architect for the project is listed as Patrizia Cimino of Stoa Design Studio.

8) Sal Lucchese of The L Group, on March 9, filed plans to construct a 17,016-square-foot, 18-unit, residential building at 25-28 30th Drive. The building plans detail that the dwelling units will be located on floors two to seven. The ground floor will be composed of a residential lobby, while the cellar will have laundry and storage.

9) Michael Tsoumpas, on March 27, filed a permit application to build a five-story, 14,807-square-foot, 15-unit, residential building at 12-16 30th Avenue in Astoria. The second, third and fourth floors will contain four dwelling units a piece, while the fifth floor will have three. Ralph Kowalczyk of Issac & Stern Architects is listed as the architect for the project.

10) Karmul Khan, on March 18, filed plans to construct a six-story, 14,247-square-foot, 14-unit, residential/community facility building at 170-13 89th Avenue in Jamaica. The community facility will be located in the cellar, while the ground floor to the sixth floor will be used for residential units. Angelo Ng & Anthony Ng Architects Studio is listed as the architect for the new project.
