Tishman Speyer permitted for $64.2M redevelopment of U.S. Post Office building Morgan North
Tishman Speyer, on January 7, was given a permit for a $64.2 million project to redevelop floors in the U.S. Post Office building Morgan North into high-tech office space. The work will be on several floors of the 1.1-million-square-foot office building at 341 9th Avenue in Chelsea.
Advertising conglomerate Dentsu Aegis Network signed a lease last year for 320,000 square feet in the building, according to the New York Post.
The developer signed a 99-year ground lease with the U.S. Postal Service for 600,000-square-feet of space in the building in October of 2019.
The plans, pre-filed on March 30, 2020, call for work on the roof and floors one through 10 of the 179-foot tall, 10-story, building. Chris McCartin, managing director of design and construction at Tishman, was the owner representative on the filing.
The project is described in the filings as: filing herewith for alteration type 1 for relocation of floor area and vertical enlargement. The initial cost as reported in the DOB filing for the work described in this permit application is $64,161,200.
The plans indicate the ground floor will have retail space while floors two through 10 will be used for office space.
Montroy DeMarco Architecture is the architect named.
