Timber Equities files plans for 115-unit mixed-use building, most units filed in Marble Hill in 20 years

Timber Equities, on December 1, filed a permit application for construction of a 115-unit, 87,812-square-foot mixed-use building at 170 West 225th Street in Marble Hill, the Bronx. Company partner, Mitch Perle, filed the plans.

According to a PincusCo analysis of new building filings with the city’s Department of Buildings, the plans call for the construction of the most dwelling units in the neighborhood in at least the last 20 years.

Over the 20 year period, there have only been three total new building plans filed in Marble Hill, making it one of least common neighborhoods for new development in the city.

In September, the developer filed a permit application for construction of a 60-unit, 43,203-square-foot mixed-use building at 5055 Broadway in Inwood, Manhattan.

The Marble Hill plans call for the construction of a 74-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number X00633905. The development site spans several tax lots.

The project is described in the filing as: application is hereby filed for erection of seven-story mixed-use building.

Per the plans, the ground floor of the building will have a house of worship, lobby, recreation room, healthcare office, gym, and parking space. The second floor will have a series of outdoor recreation spaces and 20 dwelling units. Floors three through seven will each have 19 dwelling units per floor.

The architect listed is Marin Architects, P.C. Mitch Perle filed the application with his given name, Michel Perle.
