Thomas Hu files plans for 78-unit development in Rego Park
Thomas Hu, on December 27, filed a permit application for construction of a 78-unit, 63,141-square-foot building at 63-68 Austin Street in Rego Park, Queens.
The developer purchased the property in the fall of 2021 for $10.5 million. The signatory for the buyer was Yin Chou Hu. At the time of the acquisition, a source told PincusCo media that Hu planned to construct a mixed-use building with retail and apartments at the site.
In 2021 there were eight new building plans, including these plans, filed in Rego Park. While there were not many plans filed in the neighborhood, the plans were generally quite large. The eight plans called for the construction of 948 dwelling units, the forth most of any neighborhood in Queens last year.
The new plans call for the construction of a 94-foot-tall, nine-story building and were filed with the New York City Department of Buildings under job number Q00627197. Per the plans, the development site will span one tax lot.
The project is described in the filing as: proposed nine-story affordable housing project.
According to the filing, the ground floor of the building will have a lobby and retail sales. The second floor will have recreation space, seven market rate dwelling units, and two inclusionary units. The third floor will have nine market rate dwelling units and two inclusionary units. The fourth floor will have seven market rate dwelling units and three inclusionary units. The fifth floor will have eight market rate dwelling units and three inclusionary units. The sixth floor will have seven market rate dwelling units and three inclusionary units. The seventh floor will have eight market rate dwelling units and three inclusionary units. Floors eight and nine will each have seven market rate dwelling units and one inclusionary unit per floor.
