Artan Prelaj files plans for 38-unit resi building in Fordham Heights

Artan Prelaj, on December 31, filed a permit application for construction of a 38-unit, 23,838-square-foot residential building at 2385 Tiebout Avenue in Fordham Heights, the Bronx.

In 2021 there were eight new building plans filed in the neighborhood.

The plans call for the construction of a 75-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number X00655703. The development site spans one tax lot.

The project is described in the filing as: new eight-story residential building.

Per the plans, the ground floor of the building will have two dwelling units and recreation space. The second floor will have four dwelling units and recreation space. Floors three through six will each have six dwelling units per floor, while floors seven and eight will each have four dwelling units.

The architect listed is Fred Geremia, Architects & Planners.

The property was acquired for $1.5 million on April 22, 2021.
