Troutbrook Co. files plans for 79-unit mixed-use building in Gowanus

The Troutbrook Co., on February 15, filed a permit application for construction of a 79-unit, 80,125-square-foot mixed-use building at 285 Douglass Street in Gowanus, Brooklyn. Marc Freud, founder and managing member of Troutbrook, filed the plans.

The plans call for the construction of a 145-foot-tall, 14-story building and were filed with the New York City Department of Buildings under job number B00668281. The development site spans one tax lot.

The project is described in the filing as: filing to erect a 14-story mixed-use building, [including] affordable housing.

The ground floor of the building will have retail space, a lobby, an exercise room, and recreation space. Floors two through 10 will each have seven dwelling units per floor, floors 11 through 13 will each have four dwelling units per floor, and the 14th floor will have three dwelling units. Three units on the 11th floor will have terraces and two units on the 14th floor will have terraces. The roof will also have a terrace.

According to the developer’s site, the ground-up development will include market-rate and affordable housing.

The architect listed is Gf55 Partners.

The property was acquired with three other properties for $4.8 million on November 10, 2006.
