Jack Gold files plans for 226-unit mixed-use building in Bed-Stuy

Jack Gold, on February 15, filed a permit application for construction of a 226-unit, 199,111-square-foot mixed-use building at 270 Nostrand Avenue in Bedford-Stuyvesant, Brooklyn.

The job has an estimated cost of $100 million.

According to city records, NNRC Properties LLC, part of the Allure Group, bought the property for $15.6 million on June 30, 2015, from CABS Nursing Home Company. In March of last year, Marvin Rubin and Joel Landau through NNRC Properties LLC, upped the debt at the site through a $25 million loan from Welltower.

Around the same time as the $25 million loan, BRP Companies submitted rezoning plans at the site to facilitate the development of a 14-story mixed-use building with 487 dwelling units, 144 of which would be affordable. The building would also have retail on the ground floor and a medical office.

It is unclear if BRP and Allure are developing the project as part of a joint venture, PincusCo reached out to the developer but did not immediately hear back.

Patch reported that Allure plans to transfer ownership of the site to BRP.

The plans call for the construction of a 125-foot-tall, 12-story building and were filed with the New York City Department of Buildings under job number B00680820. The development site spans one tax lot.

The project is described in the filing as: construct new 12-story mixed-use building as per plans filed.

Per the plans, the ground floor of the building will have a residential lobby, parking space, and retail space. The second floor will have 21 dwelling units. Floors three through eight will each have 23 dwelling units per floor, while floors nine through 12 will each have 17 dwelling units per floor. The roof will have recreation space and the cellar will have additional parking.
