Marcal Group receives TCO for $59.7M condo project in Rockaway Park
The Marcal Group, on December 11, was issued a temporary certificate of occupancy for construction of an 86-unit, 127,591-square-foot mixed-use condominium building at 133 Beach 116th Street in Rockaway Park. Mark Caller and Isaac Kassirer are listed as the principals of sponsor. The development currently has a $59.7 million sellout with the New York State Attorney General.
According to the filing, 78 of the dwelling units, along with retail space, are located in the mixed-use tower. The remaining eight dwelling units are located in four townhouses at 150 Beach 117th Street.
The plans, pre-filed on November 4, 2016, call for the construction of an 85-foot tall, eight-story mixed-use building. The time from pre-file to TCO was four years and one month.
The project is described in the filings as: NB application proposing mixed-use tower at 133 Beach 116th Street containing 78 residential units and six retail spaces, and four townhouses at 150 Beach 117 Street containing total of eight residential units.
The building has ground floor retail space, per the plans. The eighth floor and roof both have recreation spaces, while the ground floor has an exercise room.
Sales launched at the development in 2018, starting at $350,000 for one-bedrooms and $630,000 for two-bedrooms.
The property was acquired for $5 million on December 1, 2015.
