Marcal Group files plans for 26-unit resi building in Far Rockaway

The Marcal Group, on September 17, filed a permit application for construction of a 26-unit, 20,172-square-foot residential building at 22-25 New Haven Avenue in Far Rockaway, Queens. Aharon Steinberg, project manager at Marcal Group, filed the plans.

There have been three multifamily residential (occupancy code R-2) new building plans filed in the neighborhood so far this year. Last year there were a total of five multifamily residential buildings filed.

The plans call for the construction of a 40-foot-tall, four-story building and were filed with the New York City Department of Buildings under job number Q00594636. The development site spans one tax lot.

The project is described in the filing as: new four-story residential building with 26 Class-A apartments and cellar.

According to the plans, the ground floor of the building will have a residential lobby and six dwelling units. Floors two and three will each have seven dwelling units per floor, while the fourth floor will have six dwelling units.

The architect listed is Frank J Quatela Architect P.C.

The estimated job cost is $1.5 million.

The property was acquired for $925,000 on September 24, 2020.
