REEC permitted for 134K sf office in East Harlem
Brandon Miller and Mark Seigel’s Real Estate Equities Corporation, on September 16, was given a permit for construction of a 134,306-square-foot office building at 2226 Third Avenue in East Harlem. Brandon Klein, an associate with the firm, filed the plans. The developers signed a 99-year ground lease with Lawrence Khedouri’s Khedouri Associates valued at $27.4 million for the property in March 2020.
In July 2020, REEC signed a contract to sell the leasehold estate to Elie Schwartz’s Nightingale Properties. That contract was amended in May 2021, and is expected to close by January 13, 2025.
There were three new building plans calling for the construction of office buildings (with an occupancy code of B – Business) in East Harlem last year. There have been none filed in the neighborhood so far this year.
These plans, pre-filed on December 24, 2020, call for the construction of a 145-foot tall, 10-story office building.
The project is described in the filings as: construct new 10-story mixed-use building as per plans filed.
The ground floor will have a commercial lobby, office space, and tenant space, per the plans. The upper floors are each described as tenant space, in the plan’s Schedule A.
DXA studio is listed as the architect for the project.
The city signed off on the demolition of a 33,736-square-foot building that had previously been occupying the lot on September 15.
