Marcal Group files plans for 187-unit building, most units planned in Pelham Bay in 20 years
Mark Caller’s Marcal Group, on December 14, filed a permit application for construction of a 187-unit, 180,091-square-foot residential building at 3250 Westchester Avenue in Pelham Bay, the Bronx. Abraham Caller, project manager at the firm, filed the plans.
The job is estimated to cost $54,027,300.
According to a PincusCo analysis of NB plans filed with the NYC Department of Buildings, these plans call for the construction of the most dwelling units in the neighborhood in at least the last 20 year. This year there have been three new building plans filed in Pelham Bay.
Per a report from The Real Deal, the developer had originally planned to construct a 111,324-square-foot commercial building at the site, with the majority of the space used for community health treatment facilities.
The plans call for the construction of a 176-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number X00643959. The development site spans three tax lots.

The project is described in the filing as: NB application proposed 17-story residential building, with parking on the ground floor, located on Block 4239, Lot 15 within C2-2/R7-1 zoning district.
Per the plans, the ground floor will have a lobby and parking garage. The second floor will have 10 dwelling units, the third floor will have 13 dwelling units, floors four through eight will each have 10 dwelling units per floor, and floors nine through 17 will each have 11 dwelling units per floor.
The architect listed is Fischer Makooi Architects PLLC.
The property was acquired with three other properties for $33 million on November 14, 2016.
