Avery Hall files plans for 128-unit mixed-use building, firm’s third plans in Gowanus in three months

Avery Hall, on December 14, filed a permit application for construction of a 128-unit, 104,140-square-foot mixed-use building at 544 Carroll Street in Gowanus, Brooklyn. Alexander Cutrona, development manager at Avery Hall, filed the plans.

Earlier this month the developer filed a permit application for construction of a 193-unit, 161,490-square-foot mixed-use building at 653 Union Street in Gowanus. Back in October, the developer filed plans in October for the construction of a 67,431-square-foot retail building at 499 President Street in Gowanus.

There have now been 23 new building plans calling for the construction of a total of 4,070 dwelling units in the neighborhood this year.

The plans call for the construction of a 175-foot-tall, 14-story building and were filed with the New York City Department of Buildings under job number B00645685. The development site spans one tax lot.

The project is described in the filing as: affordable housing. Filing herewith new 14-story mixed-use building as per plans.

According to the plans, the ground floor of the building will have a residential lobby, lounge, fitness room, courtyard, and retail space. Floors two through four will each have 14 dwelling units per floor, while the fifth floor will have 13 dwelling units. Floors six through 11 will each have 11 dwelling units per floor, the sixth floor will also have a terrace. The 12th floor will have a pool, lounges, children’s room, and a terrace. Floors 13 and 14 will each have two dwelling units per floor. The cellar will have offices, a staff room, and a pet wash.

The property was acquired for $15 million on June 3, 2019.
