Lightstone permitted for 710-unit building, most units planned in Mott Haven in 5 years

The Lightstone Group, on February 24, received a permit for construction of a 710-unit, 566,212-square-foot residential building at 355 Exterior Street in Mott Haven, the Bronx. Bryan Ramm, director of development at Lightstone, filed the plans.

The plans call for the construction of the most dwelling units in Mott Haven in the previous five years, and the second most dwelling units in the neighborhood in the previous 10 years.

Below are zoning diagrams of the building, which will have two towers.

The plans, pre-filed on October 13, 2020, call for the construction of a 400-foot tall, 43-story, 566,212-square-foot residential building with 710 residential units.

The project is described in the filings as: to erect new multi-story, multifamily building with two retail spaces, 710 class A dwelling units and accessory enclosed parking and open parking for 30 motor vehicles.

According to the plans, the project will consist of a north and south tower. Amenities in the development include a dog spa, basketball and exercise space, kids room, game room, karaoke room, bowling, artist workshop, gallery, screening room, pool, yoga and exercise area, and a bar and lounge. The building will also have retail spaces.

Last year, the developer filed an application seeking waterfront certification for a 62,789-square-foot waterfront public access along the Harlem River in conjunction with its plans to construct the building.

In 2019, the developer purchased two adjacent development sites at 355 and 399 Exterior Street for $59 million. By combining the sites, the developer had access to potentially develop up to a 600,000-square-foot residential building under current zoning regulations, according to an article at the time.
