David Israeli files plans to build 38 dwelling units on commercial building in Central Harlem

David Israeli, on February 23, filed plans for a four-story vertical enlargement and construction of 38 residential dwelling units on top of an existing three-story commercial building at 51 East 125th Street in Central Harlem, Manhattan.

The plans call for an increase in the size of the building from a 41-foot tall, three-story building with no dwelling units to an 80-foot-tall, seven-story building with eight dwelling units. This was filed with the New York City Department of Buildings under job number M00677528. The development site spans one tax lot.

The project is described in the filing as: proposed seven-story enlargement to existing three-story commercial building. Enlargement is proposed on vacant portion of property only. Proposed mixed-use, residential and commercial.

Per the plans, a lobby will be added to the ground floor of the building, which is currently used as a retail store. Floors two and three, which are currently used as commercial office space, will each get one dwelling unit. There will also be recreation space on the third floor. Newly constructed floors four through seven will each have two dwelling units per floor. A restaurant with a bar will be added to the cellar of the basement.

The property was acquired for $12.9 million on May 22, 2019.
