Jay Group receives second TCO in week, this for 18 units in Bed-Stuy
Joel Kohn’s Jay Group, on September 16, was issued a temporary certificate of occupancy for construction of an 18-unit, 39,547-square-foot residential building at 801 Bedford Avenue in Bedford-Stuyvesant.
The plans, pre-filed on April 6, 2017, call for the construction of a 74-foot tall, six-story mixed-use building. The time from pre-file to TCO was three years and five months.
The project is described in the filings as: proposed new six-story and cellar mixed-use building.
The cellar of the building has commercial office space, according to the plans. The ground floor is split between a residential lobby, commercial office space, and commercial retail spaces, along with parking for 11 cars. The second floor has more commercial office space, in addition to 24 parking spaces. Floors three through five each have five dwelling units, while the sixth floor has three dwelling units. Floors three and six each have private terraces. The roof provides an outdoor recreation space.
J Frankl Architects was the architect for the design.
The property was acquired for $11.4 million on April 26, 2017.
This TCO comes just two days after the Jay Group was issued a TCO for construction of a 141-unit, 111,206-square-foot mixed-use building at 56 West 125th Street in Central Harlem.
