The Feil Organization files plans for 363-unit mixed-use building in Downtown Brooklyn

The Feil Organization, on November 17, filed a permit application for construction of a 363-unit, 443,418-square-foot building at 356 Fulton Street in Downtown Brooklyn, Brooklyn. Jeff Mongno, director of project development for the Feil Organization, filed the plans.

The plans call for the construction of a 496-foot-tall, 43-story building and were filed with the New York City Department of Buildings under job number B00600120. The development site will span several tax lots.

The project is described in the filing as: Filing to erect a new 43-story mixed-used building.

Per the plans, the ground floor of the building will have a residential lobby, office lobby, and retail space. Floors two through four will be used for office space. Floors five through 18 will each have 14 dwelling units per floor. The 19th floor will have a lounge. Floors 20 through 34 will each have eight dwelling units per floor, the 35th floor will have six dwelling units, the 36th floor will have seven dwelling units, floors 37 through 40 will each have eight dwelling units per floor, and the 43rd floor will have two dwelling units. The 42nd floor will have amenity space while the 41st floor will house mechanical equipment.

The architect listed is SLCE Architects.

The site is made up of several parcels. 370 and 366 Fulton Street were acquired in a $20 million purchase which also included a third parcel located at 362 Fulton Street from Modell’s Sporting Goods earlier this year. 356 Fulton Street, the address of the new development, has been owned by the family since 2015, when it was purchased for $43 million on December 21, 2015.

The developer filed plans to demolish three buildings at the site earlier this year.
