Extell files plans for two-tower, 459-unit mixed-use building in Yorkville

Gary Barnett’s Extell Development, on November 17, filed a permit application for construction of a 459-unit, 471,953-square-foot building at 1637 First Avenue in Yorkville, Manhattan. The owner representative in the filing was David Rothstein of Extell. The building will have two towers.

The estimated job cost is $120,000,000.

Extell has filed a handful of plans in Manhattan so far this year. Back in April, the developer filed plans for a 670-key 242,759-square-foot, mixed-use hotel building at 1710 Broadway in Midtown West and a 400-key, 208,962-square-foot mixed-use hotel at 201 West 54th Street in Midtown West.

The newest plans call for the construction of a 215-foot-tall, 22-story building and were filed with the New York City Department of Buildings under job number M00625489. The development site spans several tax lots.

The project is described in the filing as: construct new 22-story mixed-use building of residential and commercial use as per plans filed herewith.

According to the plans, both the north and south towers will have retail space and residential lobbies on the ground floor. The dwelling units will span the upper floors of both towers.
