Doe Fund receives TCO for 68-unit rental in Riverdale
The Doe Fund, on December 17, was issued a temporary certificate of occupancy for construction of a 68-unit, 35,395-square-foot residential building at 3188 Villa Avenue in Riverdale, the Bronx.
The plans, pre-filed on October 12, 2017, call for the construction of a 94-foot-tall, 10-story residential building. The time from pre-file to TCO was three years and two months. The development broke ground on December 7, 2018, making the construction period just over two years.
The project is described in the filings as: construct a 10-story new building with a cellar.
The ground floor has offices, laundry, and storage space. The ground floor has additional office space and a recreation room. The residential units are a mix of Class A apartments and sleeping accommodations connected to the nonprofit institution. In total, there are four dwelling units on the fourth floor, seven dwelling units each on floors two through nine, and eight dwelling units on the 10th floor.
The 68 dwelling units are comprised of 60 studio units and eight one-bedroom apartments. 41 units are reserved for formerly homeless individuals, while the remaining 27 units are for individuals or households from the New York Housing Authority waitlist.
Brooklyn-based Delacour, Ferrara & Church Architects was responsible for the design.
The property was acquired for $1.5 million on April 7, 2017.
The Doe Fund seeks to address homelessness, incarceration, and recidivism by providing holistic services, housing, and work opportunities.
