Jay Group files plans for 238-unit mixed-use building on Hamilton Heights property owned by Isaac Chetrit

Joel Kohn of the Jay Group, on December 15, filed a permit application for construction of a 238-unit, 222,202-square-foot mixed-use building at 620 West 153rd Street in Hamilton Heights, in Upper Manhattan.

Isaac Chetrit’s AB & Sons Group and an affiliate of Aini Capital through the entity ABS 153 LLC purchased the property from Anbau for $28.8 million this past May.

Anbau had purchased the property in 2018 for $22.5 million from Verizon and previously planned to build residential condos with 150 units at the site.

The plans call for the construction of a 285-foot tall, 28-story mixed-use building.

The project is described in the filings as: proposed 28-story and cellar residential and community facility building.

The cellar of the building will have an ambulatory diagnostic community facility space, residential lobby, and lounge space, per the plans filed. The ground floor will have an additional 11,868-square-feet of ambulatory diagnostic community facility space. The second floor will have 95 parking spaces. Floors three through 19 will each have 10 dwelling units per floor, floors 20 through 27 will each have eight dwelling units per floor, while the 28th floor will have four dwelling units. The third floor and roof will both have recreation spaces.

Reports from earlier this year indicated the Chetrit family was planning to build one of the tallest residential buildings in the neighborhood at the site. It is unclear if Jay Group is developing the building for them, or if property will change hands once again.

J Frankl C Mallea Associates is listed as the architect for the development.

Demolition plans were filed in May of 2019. While the plans have been permitted, the building has not yet been demolished.

An estimated completion date has not been announced.
