Davis Companies files plans for 123-unit mixed-use building in Downtown Brooklyn

Davis Companies, on August 30, filed a permit application for construction of a 123-unit, 199,736-square-foot mixed-use building at 570 Fulton Street in Downtown Brooklyn. Stephen Skolas, VP of development at the firm, filed the plans.

Slate Property Group purchased the site for $22.9 million on September 18, 2015. In 2018, reports circulated that the developer was planning to construct a 40-story residential building at the site.

The following year, in March of 2019, City Council voted to approve the plans for the 200,000-square-foot building.

The reports included several renderings of the proposed development, which can be seen below.

In November of 2019 The Real Deal reported Slate was contemplating selling the site. Then, earlier this year in January, Davis Companies bought a note with a maximum principal value of $15 million secured by 570 Fulton Street.

The plans call for the construction of a 534-foot-tall, 45-story building and were filed with the New York City Department of Buildings under job number B00564411. The development site spans one tax lot.

The project is described in the filing as: filing a new 45-story building with retail at the ground floor, commercial office spaces on floors two through 17 and residential apartments on floors 19 through 44 with residential amenities on floor MR.

According to the plans, the ground floor of the building will have retail space. Floors two through 17 will be used for commercial office space, with a terrace on the 11th floor. The 18th floor is listed as being used for mechanical purposes. Floors 19 through 44 will each have five dwelling units per floor. The 45th floor will have a kitchen and recreation space. The cellar will have residential amenities.

The architect listed is Ismael Leyva Architect’S P.C.
