TF Cornerstone files plans for 1,387 units in two new LIC buildings
Tom and Fred Elghanayan’s TF Cornerstone, on December 14, filed two permit applications for construction of an 812-unit, 723,731-square-foot mixed-use building at 2-10 54th Avenue and a 575-unit, 499,285-square-foot mixed-use building at 55-01 2nd Street in Long Island City.
The first plans call for the construction of a two-tower, 400-foot tall, 39-story, 723,731-square-foot mixed-use building at 2-10 54th Avenue.
The ground floor of the building will have five retail spaces, a lobby, offices, parking for 40 cars, storage space, lounges, and 16 dwelling units. The second floor will have laundry, a playroom, and an outdoor recreation space, along with 69 dwelling units and 25 private terraces. The remaining dwelling units will occupy the upper floors of the building, which is split in an east and west tower. The seventh floor will have a fitness area and recreation space. Both towers will have roof spaces.
The project is described in the filings as: erect 39-story new building. The owner representative for TF Cornerstone was Bruce Weill.

According to the plans, the ground floor of the building will have a residential lobby, parking for 38 cars, pet grooming amenity, office and storage space, 18 dwelling units, and three retail spaces. The second floor will have 57 dwelling units with 22 terraces, a playroom, and outdoor recreation space. The upper floors will be occupied by the remaining dwelling units, along with a sixth floor pool, exercise room, and lounge.
SLCE will be designing both of the buildings.
Demolition plans were filed for the building currently occupying 2-10 54th Avenue on September 18, 2020, and for the structure currently occupying 55-01 2nd Street on September 18, 2020.
The Elghanayan brothers bought the site in November 2018 for $285 million. They acquired site on the cusp of Amazon announcing its decision to bring its second headquarters to Long Island City. A decision they ultimately walked back on three months later.
