Rockrose files plans for 301-unit mixed-use building at newly purchased LIC site
Henry Elghanayan’s Rockrose Development, on December 14, filed a permit application for construction of a 301-unit, 193,534-square-foot mixed-use building at 43-14 Queens Street in Long Island City.
The developer purchased 43-12 Queens Street and 43-14 Queens Street from Heatherwood Luxury Rentals’s 1214 Qst LLC for $13 million last month, as first reported by PincusCo. The deal closed on November 18, 2020 and was recorded on December 2, 2020.
The DOB plans call for the construction of a 229-foot tall, 19-story mixed-use building. Peter Donohoe of Rockrose was the owner representative on filing.
The project is described in the filings as: construct new 19-story mixed-use building as per plans filed.
According to the plans, the building’s cellar will have recreation space and a retail store. The ground floor will have an additional retail store, recreational lounges, residential lobby, and an outdoor recreation space. Floors two through 10 will each have 21 dwelling units per floor, floors 11 through 14 will each have 19 dwelling units per floor, while floors 15 through 17 will each have 12 dwelling units per floor. The 18th floor will have a lounge, recreation space, and an outdoor swimming pool.
SLCE Architects will be in charge of the design.
