TCO roundup: Related’s $833M Lantern House; Slate in Park Slope; Staten Island office tower
Related Companies, on December 23, was issued a temporary certificate of occupancy for construction of a 181-unit, 348,002-square-foot, two-tower mixed-use condominium building called the Lantern House at 505 West 18th Street in Chelsea. The project has a current sellout of $833 million with the New York State Attorney General with the plan being declared effective on October 29, 2020.
The plans, pre-filed on September 29, 2016, call for the construction of a 250-foot tall, 21-story mixed-use building. The time from pre-file to TCO was four years and three months.
The project is described in the filings as: construction of a new building.
The building’s cellar has storage, locker rooms, an office, and a parking garage, per the plans. The ground floor has multiple retail spaces, amenity rooms, and a lobby. The residential units are broken out into an east and west tower. The building also has several amenities including a roof deck, fitness room, children’s room, pool, sauna, and recreation spaces.

Richard Nicotra’s Nicotra Group, on December 22, was issued a temporary certificate of occupancy for construction of a 328,319-square-foot office building at 1441 South Avenue in Staten Island.
The plans, pre-filed on August 10, 2017, call for the construction of a 114-foot tall, eight-story office building. The time from pre-file to TCO was three years and four months.
The project is described in the filings as: proposed eight-story office building with rooftop garden
Per the plans, the ground floor of the office has school space, a restaurant, and lobby. Floors two and five through eight are used for office space, while floors three and four are used for school space. The building also has a rooftop garden.
The building was designed by CetraRuddy.
Earlier this month the firm was was issued a temporary certificate of occupancy for construction of an 88,136-square-foot garage which is connected to the office building.

Slate Property Group and Adam America Real Estate, on December 23, were issued a temporary certificate of occupancy for construction of a 134-unit, 103,663-square-foot mixed-use building at 541 4th Avenue in Park Slope.
The plans, pre-filed on September 17, 2015, call for the construction of a 115-foot tall, 11-story mixed-use building. The time from pre-file to TCO was five years and three months.
The project is described in the filings as: proposed 11-story mixed-use building as per plans.
Per the plans, the building’s cellar has an office, laundry, attended parking for 21 cars, and a community room. The ground floor has a lobby, childcare facility, retail space, and offices. The second floor has 14 dwelling units, floors three through six each have 16 dwelling units per floor, floors seven through nine each have 13 dwelling units per floor, the 10th floor has nine dwelling units, and the 11th floor has eight dwelling units. The roof has a recreation space.
Aufgang Architects, LLC designed the building.
The joint venture bought the site for $26.5 million in June of 2016 and announced plans to build a rental building. In September of that year the partners received a $40.9 million construction loan from Santander Bank for the development.

Lemor Development Group, on December 23, was issued a temporary certificate of occupancy for construction of a 79-unit, 81,809-square-foot mixed-use building, known as the Robeson, at 407 Lenox Avenue in Central Harlem.
The plans, pre-filed on March 9, 2017, call for the construction of a 110-foot tall, 10-story mixed-use building. The time from pre-file to TCO was three years and nine months.
The project is described in the filings as: propose a new 10-story and cellar mixed-use building as per plan. Obtain new c of o.
The ground floor of the building has a church, commercial retail stores, a nonprofit institution, and a residential lobby, according to the plans. Floors two through six each have nine dwelling units per floor, floors seven and eight each have 10 dwelling units per floor, and floors nine and 10 each have seven dwelling units per floor.
The building was designed by STAT Architecture.
An affordable lottery launched for 73 units in the building in March.

Comunilife, on December 24, was issued a temporary certificate of occupancy for construction of a 78-unit, 47,628-square-foot residential building at 2064 Boston Road in Tremont.
The plans, pre-filed on November 17, 2017, call for the construction of a 60-foot tall, six-story residential building. The time from pre-file to TCO was three years and one month.
The project is described in the filings as: construction of six-story residential building, including plumbing and mechanical system.
Per the plans, the dwelling units will be sleeping accommodations in connection with a nonprofit institution. The cellar has office space and laundry. The ground floor has a terrace, eight rooms, and a community room. Floors two through six each have 14 rooms per floor.

Stagg Group, on December 24, was issued a temporary certificate of occupancy for construction of a 50-unit, 41,803-square-foot residential building at 2317 Cambreleng Avenue in Tremont.
The plans, pre-filed on January 23, 2018, call for the construction of a 74-foot tall, eight-story residential building. The time from pre-file to TCO was two years and 11 months.
The project is described in the filings as: construction of a new eight-story, 50-unit residential building with community facility on the first and second floor. Filing NB application for zoning review. All other work types will be submitted as subsequent filings to this application.
The building has parking for 17 cars, per the plans. The ground floor has a lobby and community space, while the second floor has additional community space. The third floor has a recreation space and seven dwelling units. Floors four through seven each have nine dwelling units per floor, while the eighth floor has eight dwelling units and recreation space.
