TCO issued for $101M Abi Chelsea, new 10-unit condo

Architect and developer Cary Paik, on January 5, was issued a temporary certificate of occupancy for a $10.6 million change in use of a 10-unit residential building at 455 West 19th Street in Chelsea. Al Amir Holdings developed the project according to numerous reports.

Condominium plans were submitted with the NYS AG on August 31, 2017. The plans currently have a sellout of $101.7 million, and Paik is listed as a principal of the sponsor.

The plans, pre-filed on September 15, 2014, call for the increase in the size of the building from an 18-foot tall, one-story, commercial building to a 120-foot tall, 12-story condominium.

The project is described in the filings as: filed herewith partial demolition of existing one-story building and general construction associated with the vertical enlargement of existing building to 11-stories and change of use and occupancy as per plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $10,600,000.

The ground floor of the building has a lobby, gallery, reception area, and office. The dwelling units occupy floors three through 11, per the plans. Floors eight through 11 are occupied by two duplex units.

Paik Architecture is listed as the architect.

The property was acquired for $22.5 million on March 21, 2014.

Douglas Elliman is in charge of the sales and marketing for the residences, which range from $15 to $25 million.
