TCO for $151M 815 Fifth Avenue condo, following $20M project in Lenox Hill
JHSF Participacoes S.A., on January 5, was issued a temporary certificate of occupancy for a $20 million project to convert a five-story residential building into a 12-story condominium at 815 Fifth Avenue in Lenox Hill. Pestana Andre filed the application.
The development currently has a $151.25 million sellout with the New York State Attorney General. José Auriemo Neto of JHSF is listed as the principal of sponsor.
The plans, pre-filed on December 17, 2012, call for the increase in the size of the building to a 150-foot tall, 14-story building. The time from pre-file to TCO was eight years and one month.
The project is described in the filings as: herewith filing an alt 1 as per plans here filed. The initial cost as reported in the DOB filing for the work described in this permit application is $20,000,000.
The building has an exercise room located on the fifth floor, per the plans. Several of the dwelling units are duplexes, occupying floors five through 14.
