TCO for UAE’s 79K sf consulate building in Midtown East, developed by Fisher Brothers
The United Arab Emirates, on January 25, was issued a temporary certificate of occupancy for construction of their nine-unit, 79,799-square-foot consulate building at 315 East 46th Street in Midtown East. Leah Hirsch of Fisher Brothers, who served as the project’s developer and construction manager, filed the plans.
The plans, pre-filed on August 11, 2015, call for the construction of a 145-foot tall, nine-story building with nine dwelling units. The building’s Schedule A only makes note of two dwelling units, however.
No project description was provided in the filings.
The building’s ground floor has a lecture hall and art gallery, per the plans. The second floor has multipurpose amenity space. The third floor has additional amenity space, a kitchen, and two sleeping accommodations. Floors four though eight are all used for office space, while the ninth floor is used for mechanical purposes. The roof has a recreation space.
Skidmore Owings & Merrill was the architect for the project.
The property was acquired for $44.7 million on November 2, 2009. The property was purchased from developer Alexander Gurevich, who was in the midst of constructing a 24-story tower at the site before foreclosing on the project.
