Fortis receives TCO for 25-unit condo with $83M sellout in Cobble Hill
Fortis Property Group, on January 25, was issued a temporary certificate of occupancy for construction of a 25-unit, 49,199-square-foot condominium, known as 5 River Park, at 347 Henry Street in Cobble Hill, Brooklyn. Jesse Laserson, the former senior vice president of Fortis Property Group, filed the plans. Laserson has since joined Columbia Property Trust.
5 River Park is part of a three-phase, seven-building plan, which aims to redevelop the former Long Island College Hospital.
Condominium plans, CD180012, were submitted for the development on January 10, 2018. The plans, which have a current sellout price of $82,895,000, call for 25 residential units and 18 parking units. Joel Kestenbaum, president of Fortis, and Jonathan Landau, CEO of Fortis, are listed as the principals of sponsor.
The plans, pre-filed on December 6, 2016, call for the construction of a 182-foot tall, 15-story residential building. The time from pre-file to TCO was four years and one month.
The project is described in the filings as: application filed for 15-story NB.
The building’s cellar has several amenities, including a spa, lounge, game room, fitness room, music room, and playroom. The ground floor has a residential lobby, and 13 parking spaces. The second floor is made up of two residential terraces. Floors three through seven each have three dwelling units per floor, floors eight through 10 each have two dwelling units per floor, floors 11 through 13 each have one dwelling unit per floor, while floors 14 and 15 each have the lower and upper halves of a shared duplex unit.
Romines Architecture designed the building.
According to reports, D S L V Studio was behind the interior decor.
The property was acquired for $11.8 million on September 1, 2015.
