TCO for 93-key hotel in LIC, nearly eight years after plans were filed
Gurpal Cheema through the company New Generation Development LLC, on January 27, was issued a temporary certificate of occupancy for construction of a 93-key, 34,211-square-foot hotel at 37-11 23rd Street in Long Island City, Queens.
The plans, pre-filed on April 8, 2013, call for the construction of a 136-foot tall, 11-story hotel. The time from pre-file to TCO was seven years and nine months.
The project is described in the filings as: this application is filed for new 11-story transient hotel.
The cellar of the building has a kitchen, bar, and dining area. The ground floor has a conference room, gym, lobby and reception area, and three hotel rooms. Floors two through 10 each have 10 rooms per floor, while the 11th floor is used for mechanical space.
MS Savani Architect was the architect for the development.
The property was acquired for $3.3 million on September 19, 2012.
