SL Green permitted for $128M portion of project to increase 1 Madison by 25%
SL Green Realty, on January 26, was given a permit for a $128 million project which will increase the size of the office building at 1 Madison Avenue in Flatiron by 25 percent. This project is one of several filed with the Department of Buildings that are all part of a larger rehabilitation of the building.
The plans, pre-filed on November 14, 2019, call for the increase in the size of the building from a 150-foot tall, 14-story, 1,041,173-square-foot building to a 404-foot tall, 27-story, 1,256,360-square-foot building.
The project is described in the filings as: proposed vertical enlargement of an existing office building. The initial cost as reported in the DOB filing for the work described in this permit application is $128,218,848.
The newly constructed floors will all have office space, according to the plans. There will also be several terraces.
Kohn Pedersen Fox is listed as the architect for the project.
Last month the developer was given a permit for a $42 million rehab of several floors of the office building. The plans were filed in conjunction with the larger enlargement.
The project has a projected completion date of 2024.
The original structure was constructed in 1893 and designed by Napoleon Le Brun & Sons.
